The property on which you park your recreational unit is owned by private individuals who allow it to be rented. Therefore, both the Owner and the Board of Directors request that you treat both the property and amenities (Swimming Pools, Recreation Facilities, Bathhouses, Roads and Park areas) as you would treat your own property for the protection of the owner and the enjoyment of others. Because this is a unique concept in Recreational Parks, it is necessary to have the following rules and regulations in place for all:
• Travel Trailers, Motorhomes and Fifth Wheelers are limited to 45 feet long and 8-1/2 feet wide. Slide-outs are permitted.
• Checkout time is 1:00 PM for Site rentals.
• NO REFUNDS for early departure, weather, or any other reason. We do not give refunds or credits.
• Any change of site must be approved first in the reception lobby. If you intend to extend your visit with us (and we hope you do) please let our reception lobby staff know by at least 10:00 AM to be sure the lot is available.
• Park your recreational vehicle on the space provided adjacent to the concrete patio and connect it to the sewer. (Pop-ups must have a drain hose). Motorhomes must park with their sewer outlets next to the sewer inlet.
• No tents may be erected anywhere in the resort. Screen rooms must be over the patio, not on the grass.
• Please do not park your vehicles on the grass or on unoccupied lots. Only one recreational vehicle per lot is permitted.
• Quiet hours are from 11:00 PM to 7:00 AM.
• Pets must be kept on a leash and should be taken with you when you leave the park. Please use our dog walks for your pet, and do not use others’ property as a dumping ground.
• There is a one-time (1) pet fee of $10.00 per stay. Non-Refundable. This helps to cover the cost of our pet waste stations located throughout the Resort.
• Please pick up your pet. Pets are not allowed in our Commercial Buildings, or Office Buildings. Please pick up after your pet and dispose of it properly in the waste stations around the park.
• All vehicles, including bicycles, must obey the 10 MPH speed limit and the rules of the road. No bicycles or skateboards will be permitted on the streets after dark. No bicycles or skateboards are allowed on the pathways.
• All golf cart drivers must be - If unlicensed/under-age, of adequate height to allow complete access to all controls, while properly seated, to operate the golf cart safely, and must be accompanied by a licensed driver.
• The operation of motorcycles, mini-bikes, or mopeds is not permitted within the resort except from the front entrance to your site and vice versa.
• We provide laundry facilities. Clotheslines are not allowed.
• Please do not give our gate number to anyone. All guests (for the day or night) must register at the rental office and receive a pass to remain in the park. Only registered guests are allowed in the pools.
• Rules and regulations for the swimming pools are posted at the pools. Lifeguards are not provided. Children must be accompanied by an adult at the pool and restrooms.
• Smoking is prohibited in all buildings and pool areas. No alcoholic beverages are permitted in any common areas.
• Garbage Pickup twice daily at 10 AM and 3 PM (Leave at the curb at 9:30 AM and 2:30 PM). If you miss these pickup times, please take your household garbage to the dumpsters located behind the Laundromat. DO NOT LEAVE IT OUTSIDE AS THERE ARE ACTIVE BEARS IN THE AREA THAT WILL DESTROY IT.
• Fishing in lake is strictly catch & release. No permit is required but you do need your own equipment
• Any and all guests must register at the office before entering the Resort. If you have a golf cart, you must also register it at the office. If you arrive after 5:00 PM, please come by the office the next morning to settle up, register and obtain a parking pass.
• The management reserves the right to have any or all violators of these rules and regulations ejected from the park without refund; and have persons or animals removed who are considered detrimental to the health, safety, or welfare of others using our resort and facilities.
We want you to enjoy your stay with us and by following the above rules and regulations, you can ensure a pleasant stay with us. Please note that you will be held responsible for obeying the rules and regulations. Your guests are your responsibility, so please see that they also abide by our rules and regulations.
Area attractions include a wide variety of Gift Shops, restaurants, shopping malls, amusement parks, and Dollywood in nearby Pigeon Forge. Area brochures are located at the main office.
We are looking forward to your stay with us. If we can answer any questions or be of any other assistance to you, please do not hesitate to call us at (865) 436-5861. Our office is open from 9:00 AM to 5:00 PM Monday through Sunday.
Thank You!
Management and Board of Directors
All roads are common areas. Ride your bike or just stroll around our beautiful 52-year-old, 35 acre park!
We have 3 bathhouses. They are located near the lake, at the Rec Center or up on the hill.
Our laundry, arcade, family room and Rec area are all common access. Shoot basketball, play pool or jump in our giant pool (largest privately owned in Sevier County). We have mini golf, ping pong, shuffleboard, basketball and more.
If you want to access the creek but are not renting beside the creek, the best access is in the field located in our Rec area. This common area continues around the bend and up to the mini golf area where Noisy Branch meets Webb Creek.
NOTE: The Corner Creek Grotto is not on OR@G property and is clearly marked at the property boundary.
The lake is accessible by common paved paths. One access is across from the lake bathhouse, and the other is on the opposite side. Guests are welcome to walk around the lake or fish. We ask that you stay on the grass path around the lake and avoid private lots without permission. Sitting in chairs to fish is best done around our two access paths.
OR@G appreciates our owners. As part of that appreciation, we are committed to keeping their property safe. Please do not go onto any lot without permission. It could be considered trespassing in some circumstances.
No speeding in the park. DO NOT EXCEED 10 MPH AT ANYTIME.
All campfires must be contained within the fire pit and extinguished before leaving them. OR@G may restrict burning under any extreme conditions as deemed necessary.
Thank You!

The Association, through its Board of Directors, shall have the power to fix and determine, from time to time, the sum or sums necessary and adequate to provide for the common expenses of the condominium property and such other assessments as are specifically provided for in this Master Deed and the Bylaws attached hereto. The procedure for the determination of such assessments shall be as set forth in the Bylaws of the Association.
The common expenses shall be assessed against each condominium parcel owner, as provided in this Article of this Master Deed. (AMENDED 6/25/88)

To enforce all remedies set forth herein, assessments unpaid for thirty (30) days from the due date shall be deemed delinquent. (AMENDED 10/20/97)
The Association shall have a lien on each condominium parcel for any unpaid assessments, together with interest thereon, against the unit owner of such condominium parcel, together with a lien on all tangible personal property located upon said unit; provided, however, that such lien upon the aforesaid tangible personal property shall be subordinate to prior bona fide liens of record, and further provided that said lien on a condominium parcel shall be subordinate to the lien of any institutional first mortgage. Reasonable attorney’s fees incurred by the association incident to the collection of such assessment for the enforcement of such liens, together with all sums advanced and paid by the Association for taxes and payments on account of superior mortgages, liens, or encumbrances which may be required to be advanced by the Association to preserve and protect its lien, shall be payable by the unit owner and secured by such lien. (AMENDED 10/27/97)
The Association shall likewise, if necessary, carry out this right of rental, remove any travel trailer in place on such condominium parcel, and place the same in storage, all without liability to the owner. The selection of this mode of procedure in payment of the lien established by said arrearages and delinquencies shall not be exclusive, and the Association may, at any time, proceed in foreclosure should it deem the same necessary, expedient, or prudent, and no question of judgment may be raised, as this right of renting is an absolute right and a part of this Master Deed. Any person who acquired an interest in a unit including without limitation persons acquiring title by operation of law, including purchasers at judicial sales, shall not be entitled to occupancy of the unit or enjoyment of the common elements until such time as all unpaid assessments due and owing by the former unit owner have been paid. The common expenses of the condominium shall include, among other items set forth herein, the maintenance and operation of the common elements.
